What's the difference between elastomeric and regular paint for stucco?

Elastomeric is a thick, rubber-like masonry coating that stretches and bridges hairline cracks up to about 1/16 inch wide — it stays flexible through freeze-thaw cycles instead of splitting. Regular acrylic exterior paint is thinner, breathes more freely, gives a cleaner aesthetic, and shows the stucco texture better, but it does not bridge cracks. We recommend elastomeric on older traditional stucco with a history of hairline cracking, and acrylic exterior masonry paint on newer stucco or EIFS where the substrate is sound. Benjamin Moore and Dulux both offer exterior elastomeric and acrylic masonry lines — we specify by condition, not by brand preference.

How long does stucco painting take?

A typical full stucco repaint takes 5 to 10 working days. Day 1 is inspection and crack mapping. Days 2 to 3 are crack repair, recaulking, and texture matching on patches — patches need 48 to 72 hours to fully cure before paint. Day 3 to 4 is pressure washing to strip chalk, dirt, and mildew, then 24 to 48 hours of dry time. Day 5 is masonry primer over patches and chalky areas. Days 6 to 9 are two full coats of elastomeric or acrylic, brushed and rolled. Day 10 is walkthrough and warranty. Weather adds buffer — we never paint over wet stucco or in temperatures outside the manufacturer's spec.

Will the new paint cover old patches and color differences?

Yes, with the right system. Two coats of premium elastomeric or acrylic masonry paint over a properly tinted masonry primer will fully hide old patches, sun-faded sections, and previous color repairs. The trick is the primer step — chalky and patched stucco soaks paint unevenly without it, so sheen and color come out blotchy.
