Cache Bay sits on Cache Bay (the bay itself), a sub-bay of Lake Nipissing's west arm. Lakefront cottages along this stretch take a beating - prevailing summer winds push warm, humid air right onto siding and decks, and west-facing exposures get the full afternoon UV load. Two summers later, that's how a generic exterior paint blisters off the south wall of a cottage. We specify mildewcide-treated stains on log siding, cedar shake, and pressure-treated decks within the splash zone, and breathable acrylic exterior paints that let trapped moisture escape rather than lifting the film. The system is built for west-arm exposure, not just thrown on.
French-Canadian heritage homes in town
The hamlet itself has bilingual French-Canadian heritage homes - a lot of white-and-trim aesthetic, post-war rural builds, plaster walls, and on the older end of the range, pre-1990 builds where lead paint considerations apply. We test before we sand, contain dust, and switch to wet-sanding or chemical strippers where lead is present. We also keep a working library of period-correct colour palettes for when an owner wants to stay close to original heritage tones - Benjamin Moore Historical Collection and the Dulux heritage range cover most of what comes up. Plaster repair, hairline crack chasing, and skim coats over old textured walls are routine - we'd rather spend a half-day on prep than have to come back under warranty on a wall that wasn't ready for paint.
On the regular West Nipissing route
Cache Bay sits between Sturgeon Falls and Verner on Highway 17, which is our regular West Nipissing run. We batch jobs in this corridor - Sturgeon Falls in the morning, Cache Bay mid-day, Verner in the afternoon - so travel time gets absorbed into our standard rates rather than billed back as a "country call" surcharge. Daily mobilization runs Monday through Saturday during the busy season. Cottage owners along the bay get the same crew that paints downtown North Bay; we don't sub West Nipissing work out, and Ahmed personally walks every job at the on-site quote and the mid-job inspection.
