Lake Nipissing generates onshore winds that load the south-shore building stock with sustained summer humidity and salt-free spray, and the open south-facing exposure means cottages take direct UV from morning through late afternoon. North-facing walls - the ones in shadow most of the day - collect mildew. South-facing walls fade and chalk. We default to a mildewcide-fortified Benjamin Moore Aura Exterior or Dulux Weathershield system on lakefront clapboard and board-and-batten, and on cedar and log siding we run Benjamin Moore Arborcoat with the highest UV-resistance grade the substrate will accept. We also tighten our weather windows - no exterior coats inside 24 hours of forecast lake fog or overnight dew above the dew point of the chosen product.
A meaningful share of Nipissing Village south-shore cottages are owned by GTA families who only get up a few weekends a year. For those properties we run a different workflow than a year-round home. We coordinate lockup access with your property manager, neighbour, or local caretaker. Cottage decks, log homes, and lakefront exteriors are workable from late May through mid-September - outside that window, overnight lows on the lake collapse the cure curve on stains and exteriors. The cottage rental market peaks the same months, which compresses the access window for any owner who rents weekends out. We start booking the Nipissing Village spring window in late February. Get on the schedule early and you lock in the shoulder-season slot - late May before guest weekends start, or mid-September after the last rental - instead of fighting for it in July.
Inland from the lake, the Township of Nipissing is a working rural community - small farms, hay operations, and century farmhouses sitting on the back roads off Highway 654. We've painted all of them. On older clapboard farmhouses we typically TSP wash instead of pressure wash to protect older siding. Barn and outbuilding work uses Benjamin Moore Arborcoat solid stain or a barn-and-fence enamel rated for prevailing lake winds and farm dust. Many of the rural addresses sit at the end of seasonal gravel roads that don't fully thaw until late April - we plan around that, and we don't pretend a job is workable when the road isn't.
